1. A method for controlling a Heating Ventilating Air Conditioning (HVAC) system with a thermostat, the method comprising performing at least one action selected from the group consisting of:

  • determining a Heating Variable Differential (HVD) and de-energizing a heating system when a Conditioned Space Temperature (CST) reaches a thermostat heating setpoint plus the HVD or energizing the heating system when the CST reaches the thermostat heating setpoint minus the HVD wherein the HVD is based on at least one HVAC system parameter selected from the group consisting of;

    a heating cycle duration P3 defined as a heating on time,the heating cycle duration P3 defined as a heating off time;

    the CST,an Inflection Point (IP) where the rate of change of the CST with respect to time (dT/dt) equals zero plus or minus a confidence interval tolerance,an off-cycle time P11, anda variable fan-off delay time P2,determining a Cooling Variable Differential (CVD) temperature and de-energizing a cooling system when the CST reaches a thermostat cooling setpoint minus the CVD or energizing the cooling system when the CST reaches the thermostat cooling setpoint plus the CVD wherein the CVD is based on at least one HVAC system parameter selected from the group consisting of;

    a cooling cycle duration P4 defined as a cooling on time;

    the CST,the IP where the rate of change of the CST with respect to time (dT/dt) equals zero plus or minus a confidence interval tolerance,the P11, andthe variable fan-off delay P2,determining the variable fan-off delay P2 based on at least one duration selected from the group consisting of;

    the P3, and the P4 and continuing to operate the HVAC fan for the variable fan-off delay P2 after terminating the call heating or the call for cooling;

    continuing to operate the HVAC fan until the CST satisfies at least one condition selected from the group consisting of;

    the CST reaches the IP where the rate of change of the CST with respect to time (dT/dt) equals zero plus or minus a confidence interval tolerance,the CST crosses the HVD above the heating setpoint,the CST crosses a heating differential offset above or below the HVD,a heating dT/dt of the CST is less than or equal to a rate of change with respect to time of an off-cycle thermostat temperature (dT/dt-off) plus or minus a confidence interval tolerance,the CST crosses the CVD below the cooling setpoint more than once,the CST crosses a cooling differential offset below or above the CVD, anda cooling dT/dt of the CST is greater than or equal to the dT/dt-off plus or minus a confidence interval tolerance;

    continuing to operate the HVAC fan for the variable fan-off delay P2 after de-energizing the heating system or the cooling system where P2 is based only on the CST measured during a current variable fan-off delay period compared to CST values monitored during the current variable fan-off delay period;

    performing at least one action at the end of the thermostat call for heating or the thermostat call for cooling selected from the group consisting of;

    energizing an economizer to enable the economizer to position economizer dampers, de-energizing a occupancy signal to enable the economizer to close the economizer dampers, and de-energizing the economizer to enable the economizer to close the economizer dampers; and

    performing at least one action at the end of the variable fan-off delay P2 selected from the group consisting of;

    de-energizing the HVAC fan, de-energizing the occupancy signal to enable the economizer to close the economizer dampers, and de-energizing the economizer to enable the economizer to close the economizer dampers.
