System and method of managing and geographically optimizing property leasing and purchasing

1. A computerized method of comparing a plurality of properties, said method comprising:
- using a computer processor to compare a plurality of properties, each said property being a real estate property, each property having unique characteristics that impart a suitability of said property to a potential real estate user, wherein at least some of said properties have differences between said unique characteristics, said potential user comprising any of a potential lessor, purchaser or broker;
wherein said method further comprises comparing a suitability of a real estate first property to a potential user'"'"'s ideal real estate property and to at least one second property, by using a KSD number generated by a KSD function comprising a plurality of KSD variables, each KSD variable having its own relative importance coefficient, to describe characteristics of the first property and at least one second property;
wherein said first property and said at least one second properties have map locations;
using a graphical user interface running on a display screen of a computerized device to define a plurality of KSD variables for a potential user'"'"'s ideal version of the property, and assigning the relative importance coefficient for each individual KSD variable in said plurality of KSD variables, thus creating a KSD function that produces a KSD number;
wherein a sum of all of the relative importance coefficients in said plurality of KSD variables is equal to 100% or 1, and wherein said plurality of KSD variables is at least four KSD variables;
using said graphical user interface and said computerized device to assign values to each of said KSD variables that describe the first property and the at least one second property;
using a computer processor running said KSD function to compute KSD numbers that describe the first property and the at least one second property, wherein said KSD numbers have values between 0% and 100% inclusive, or equivalents thereof;
comparing the KSD numbers from the first property or ideal property with the at least one second property, thus producing at least one suitability rating; and
using said graphical user interface to display data pertaining to said at least one suitability rating and at least one map location of any of said first and said second properties on said display screen of a computerized device.

A computerized method for optimizing a real estate management or selection process. This system scores various potential new real estate Comps in accordance with customer selected and weighted factors, including a novel set of Key Selected Driver (KSD) factors that rate a building'"'"'s suitability to the customer'"'"'s needs, according to an algorithmic scoring system. The system can use KSD factors to take into account the demographics of various cities or geographic regions, as well as take into account the distribution of employee homes, local traffic patterns, and the like. The system may also comprise a financial modeling section as well that makes alternative future cost projections based various financial parameters. The method can graphically show multiple potential sites, financial data, KSD factors, demographic factors, and mapping data simultaneously, thus allowing for rapid and intuitive optimization.
