Abstract

A system and method for providing analysis on geocoded objects through collection, distribution and use of information through a user interface which allows the user to visualize the analysis through maps, symbols, text, and colors. In the context of commercial real estate, the system and method provides the user with a visual display and printout which allows the user to make decisions as to where retail locations should be located.

Claims

1. A method for evaluating a potential real estate site based upon an average distance between existing retailer locations, comprising the steps of:

identifying the existing retailer locations in a geographic region;

determining the average distance between the existing retailer locations in the geographic region;

determining a second distance between the potential real estate site and an existing retailer location located in closest proximity to the potential real estate site; and

comparing the average distance and the second distance to determine whether the second distance is less than, equal to, or greater than the average distance between the existing retailer locations.

2. The method of claim 1, further comprising the step of selecting the geographical region based upon a user-specified distance from the potential real estate site.

3. The method of claim 1, further comprising the step of automatically selecting the geographical region upon identifying at least two existing retailer locations in the geographical region.

4. The method of claim 1, wherein the step of determining the average distance comprises the steps of:

calculating, for each of the existing retailer locations, a distance between the existing retailer location and a second existing retailer location located in closest proximity to the existing retailer location; and

averaging the calculated distances.

5. A method for viewing existing retailer trade areas on a map based on an average distance between existing retailer location, comprising the steps of:

identifying a first existing retailer location;

identifying additional existing retailer locations in a geographic region centered on the first location;

determining the average distance between the retailer locations in the region;

drawing a circle around the first location; and

sizing the diameter of the circle equal to the average distance value.

6. The method of claim 5, further comprising the step of selecting the geographical region based upon a user-specified distance from the first existing retailer location.

7. The method of claim 5, further comprising the step of automatically selecting the geographical region upon identifying at least two existing retailer locations in the geographical region.

8. The method of claim 5, wherein the step of determining the average distance comprises the steps of:

calculating for each of the existing retailer locations, a distance between the existing retailer location and a second existing retailer location located in closest proximity to the existing retailer

9. A method for evaluating a potential real estate site based upon an average demographic variable value among existing retailer locations comprising the steps of:

identifying the existing retailer locations in a geographic region;

determining the average demographic variable value among the existing retailer locations in the geographic region;

determining a second demographic variable value associated with the potential real estate site;

comparing the average demographic variable value to the second demographic variable value to determine whether the second value is less than, equal to, or greater than the average demographic variable value among the existing retailer locations.

10. The method of claim 9, further comprising the step of selecting the geographical region based upon a user-specified distance from the potential real estate site.

11. The method of claim 9, further comprising the step of automatically selecting the geographical region upon identifying at least two existing retailer locations in the geographical region.

12. The method of claim 9, wherein the step of determining the average demographic variable value comprises the steps of:

calculating, for each of the existing retailer locations, a demographic variable value; and

averaging the calculated demographic variable values.

13. A method for viewing existing retailer trade areas on a map based on an average demographic variable value among retailer locations in a region comprising the steps of:

identifying a first existing retailer location;

identifying additional existing retailer locations in a geographical region centered on the first location;

determining the average demographic variable value among the existing retailer locations on the geographical region; and

drawing a shape around the first location that encompasses a geographical are whose demographic variable value meets or exceeds the average demographic variable value.

14. The method of claim 13, further comprising the step of selecting the geographical region based upon a user-specified distance from the first location.

15. The method of claim 13, further comprising the step of automatically selecting the geographical region upon identifying at least two existing retailer locations in the geographical region.

16. The method of claim 13, wherein the step of determining the average demographic variable value comprises the steps of:

calculating, for each of the existing retailer locations, a demographic variable value; and

averaging the calculated demographic variable values.

17. A method to view property values on a map, comprising the steps of:

organizing a table of geocoded values into associated ranges;

associating a numbered map icon with each range;

associating a shade of one primary color with each range;

displaying the associated numbered icon on the map for each geocoded value; and

coloring each icon based on its associated shade of color.

18. The method of claim 17, wherein the step of associating a numbered map icon with each range comprises the steps of:

dividing each range by a multiple of ten;

numbering the map icons with the remaining quotient from each range; and

displaying the multiple in a map title.

19. A method for coloring a map based upon business types located in a geographic area, comprising the steps of:

assigning commercial land use types to each businesses in a geographic area;

associating a color to each land use type;

calculating a predominant land use in the geographic area;

coloring the geographic area on the map the color assigned to the predominant land use;

20. The method of claim 19, wherein the step of calculating the predominant land use comprises the steps of:

totaling the number of businesses in each land use type; and

selecting the land use type with the greatest number of businesses.

21. The method of claim 19, wherein the step of calculating the predominant land use comprises the steps of:

assigning a weight to each business; and

calculating a total of the weights from businesses in each land use type; and

determining the predominant land use based on which land use type has the most total weight.
