Abstract

A computer device and method for processing maintenance related data for performing maintenance analytics on insured property. Informatic data is received from one or more sensor devices relating to a property covered by an insurance policy. Analysis is performed on the received informatic data to determine one or more conditions associated with the property. Predefined business rules are applied using the determined one or more conditions associated with the property to determine a maintenance profile for the property indicating one or more of maintenance history and repair or maintenance requirements for the property.

Claims

1. A system for capturing data, comprising:

at least one electronic sensor device associated with an insured property configured to capture data relating to one or more items located in the insured property and to electronically transmit the captured data via a network;

a computer management module having a processor in communication with the at least one electronic sensor device, via the network and programmed to;

(i) receive captured electronic data from the at least one sensor devices relating to the insured property covered by an insurance policy;

(ii) analyze the received captured electronic data to determine a maintenance profile associated with the insured property and store the maintenance profile in a data repository; and

(iii) apply predefined business rules using the determined maintenance profile retrieved from the data repository to determine if an event relating to the one or more items located in the insured property was caused by maintenance neglect.

2. The system as recited in claim 1, wherein the processor upon execution of the instructions is further configured to:

receive the insurance policy associated with the insured property; and

analyze the insurance policy to determine coverage applicability for an event determined caused by maintenance neglect.

The system as recited in claim 1, wherein the processor upon execution of the instructions is further configured to analyze historical information relating to the stored maintenance profile wherein the historical information includes completed repairs for the insured property over a predetermined period of time.

4. The system as recited in claim 3, wherein the analyzing historical information includes determining average costs of repairs over a predetermined period of time associated with the insured property.

5. The system as recited in claim 3, wherein the analyzing historical information includes determining effectiveness of previously performed repairs to the insured property.

6. The system as recited in claim 2, wherein analyzing the insurance policy includes determining whether there is coverage for preventive maintenance needs identified in the maintenance profile for the property.

7. The system as recited in claim 2, wherein analyzing the insurance policy includes identifying one or more vendors to perform covered repairs identified in the maintenance profile for the insured property.

8. The system as recited in claim 2, wherein analyzing the insurance policy, other product, or service contract includes identifying one or more claims to be initiated based upon the maintenance profile for the property.

9. The system as recited in claim 1, wherein receiving captured electronic data from one or more sensor devices includes receiving data from monitoring one or more utility systems associated with the property.

10. The system as recited in claim 1, wherein the one or more utility systems includes at least one of an electrical wiring system, a plumbing system and a HVAC system.

11. The system as recited in claim 1, wherein the processor upon execution of the instructions is further configured to determine an occurrence of a specified peril or event based on analytics performed on the received informatic data.

12. The system as recited in claim 11, wherein the processor upon execution of the instructions is further configured to determine one or more repair needs to the insured property in response to detecting the occurrence of the specified peril or event.

13. The system as recited in claim 1, wherein the maintenance profile for the insured property prioritizes repairs needs for the property.

14. The system as recited in claim 1, wherein the maintenance profile for the insured property identifies optimal time periods to make repairs or modifications to the property.

15. The system as recited in claim 1, wherein the type of electronic sensor devices comprises one or more of the following detection sensor devices:

temperature;

humidity;

water, wind speed;

motion;

electrical;

structural;

environmental;

appliance and camera.

16. A sensor system for capturing data, the system comprising:

a plurality of sensor devices each configured to capture a different attribute of a property, each sensor device having a transmitter with an associated IP address coupled to a wireless network for transmitting the captured data;

a data storage component wirelessly coupled to each of the plurality of sensors devices via the IP address of the transmitter for each of the sensor devices wherein the data storage component is configured to aggregate captured data regarding different attributes of the dwelling received from each of the sensor devices;

a communication component coupled to the data storage component configured to encrypt and transmit the aggregated captured encrypted data via a network;

a computer management module coupled to the communication device, via the network, and programmed to;

(i) receive captured encypted data from the communication device regarding the various attributes of the dwelling;

(ii) analyze the captured encypted data regarding the various attributes of the dwelling to determine a maintenance profile associated with the insured property;

(iii) using the maintenance profile, determine if an event relating to the insured property was caused by maintenance neglect; and

(iv) analyze an insurance policy associated with the property to determine coverage applicability for an event determined caused by maintenance neglect.

17. A sensor system as recited in claim 16 wherein the computer server is further programmed to send command signals to the one or more of the plurality of sensor devices providing instructions regarding capture and transmission of data.
