A method to produce alveolar type II epithelial cells (1) in vitro by exposing cells (2) in vitro to factors that result in differentiation of said cells (2) to cells with an alveolar type II epithelial phenotype (1), said cells (2) being isolated expanded human multipotent non-embryonic non-germ cells that can differentiate into at least one cell type of each of the endodermal, ectodermal, and mesodermal embryonic lineages and express telomerase, said cells have undergone at least 10-40 cell doublings in culture, so as to produce cells with an alveolar type II epithelial phenotype (1).
