Abstract

In some embodiments, scripts may be used to perform parcel data acquisition, conversion, and clean-up/repair in an automated manner and/or through graphical user interfaces. The scripts may be used, for example, to repair geometries of new parcel data, convert multi-part parcel geometries to single part parcel geometries (explode), eliminate duplicate parcel geometries, append columns, create feature classes, and append feature classes. These scripts may be executed in a predetermined manner to increase efficiency. In some embodiments, different combinations of attributes may be appended to stored parcel data. In some embodiments, a tracking application may be used to track information about sources of data. In some embodiments, a tracking application may be used to track which system users are assigned to specific tasks (e.g., in a data acquisition project).

Claims

1. A networked computer system comprising:

physical data storage configured to store parcel data;

a spatial database architecture in communication with the physical data storage, the spatial database architecture comprising computer hardware, the spatial database architecture programmed to;

receive the parcel data from a plurality of different data sources, wherein the parcel data is in a plurality of different data formats;

transform the parcel data to a data format configured to be displayed on a map;

calculate location data for the parcel data, the location data representing at least one polygon representation of a parcel boundary of a corresponding parcel;

receive a search request for the parcel data in response to an interaction with a graphical user interface (GUI), the search request of the parcel data based on any of a plurality of search parameters and combinations thereof to generate search results data, wherein the search results data comprise corresponding location data associated with any matched parcel data; and

display a parcel map based on the search results data, the parcel map including flood zone information displayed in a graphical map view; and

at least one web server operationally interfacing to said parcel data and being configured to provide access to and real-time interaction with said parcel data by an end-user.

The networked computer system of claim 1, wherein parcel data includes a least one of an assessor'"'"'s parcel number (APN), tax identification number, situs information, mailing address, state, zip code, owner'"'"'s name, elevation of insurable property, zoning codes, land use codes, property value, square footage, previous owner'"'"'s name, utilities, easements, and a geocode with latitude and longitude.

3. The networked computer system of claim 2, wherein a missing portion of the address is automatically populated based on a parcel centroid and a predetermined dataset relating to the address.

4. The networked computer system of claim 1, wherein flood zone information includes a flood risk assessment.

5. The networked computer system of claim 1, wherein the parcel map is displayed overlaid on a geographic coordinate map.

6. The networked computer system of claim 1, wherein the spatial database architecture is further programmed to:

determine precise parcel boundaries by analyzing parcels for one or more of overlap and duplication.

7. The networked computer system of claim 1, wherein parcel boundaries on each side of a street are an equal distance from a centerline of the street.

8. The networked computer system of claim 1, wherein the spatial database architecture is further programmed to:

determine when a parcel is a street feature based on the parcel having a number of voids greater than a predetermined number of voids.

9. The networked computer system of claim 1, wherein the GUI displays one or more subdivided parcels within a parcel.

10. The networked computer system of claim 1, wherein the spatial database architecture is further programmed to:

determine a legal status of the parcel data.

11. The networked computer system of claim 10, wherein the spatial database architecture is further programmed to:

determine if parcel data is publicly accessible or accessible to predetermined entities.

12. The networked computer system of claim 1, wherein the GUI is accessible to predetermined entities for a predetermined fee.

13. The networked computer system of claim 1, wherein the GUI is used to update parcel data.

14. The networked computer system of claim 1, wherein the request for parcel data includes searching based on one or more of a year the parcel was built, a purchase cost of the parcel, and a lease cost of the parcel.

15. The networked computer system of claim 12, wherein the parcel data is accessed via a graphical map view after payment of the predetermined fee.
