Abstract

An Interchange Party Computer System (“IPCS”) comprising: a plurality of units of allocated resources, configured for a lender party, broker party, transaction party and/or investor party, each unit of allocated resources including one or more administrator user interfaces that allow a participating party to manage its allocated resources and define which of its users and which other participating parties may access its allocated resources and use elements thereof, wherein at least one of the allocated resources include database allocated resources that are managed by the participating party assigned the resources, the allocated resources for the database being accessible and usable by a participating party on terms defined by the participating party responsible for managing the database allocated resources wherein at least one of the allocated resources include at one or more modules selected from the group of: a Rate and Loan Program Module that includes means to define loan programs or search defined loan programs in a database, an Automated Underwriting Module, a Mortgage Pools Module; a File Status and Transaction Party Module, which includes means to do two or more of: assign tasks, present task status, control viewing of task status, assign viewing privileges, monitor satisfaction of lender conditions, and upload loan documentation that are managed by the participating party assigned the resources; the allocated resources for the selected modules being accessible and usable by a participating party on terms defined by the participating party responsible for managing the selected modules allocated resources.

70. An Interchange Party Computer System (“

IPCS”

) comprising;

a computer system configured with a set of instructions for a plurality of different, preconfigured allocatable resources for a real estate purchase or refinance transaction, the allocatable resources comprising;

a graphical user interface configured for a broker party allocated to and subcontrolled by the broker party;

a graphical user interface configured for a second participating party allocated to and subcontrolled by the second participating party;

a data capture server for capturing, organizing, and processing data relating to the real estate transaction;

a presentation server for presenting data relating to the real estate transaction; and

whereby the broker party and second participating party to collaborate with one another so as to organize, process and present information about the real estate transaction.

71. The system of claim 70 wherein

the data capture server comprises a preconfigured graphical user interface for a participating party to post content related to a real estate transaction;

the presentation server displays the posted content to one or more other participating parties in a text-based format to avoid multiple entry; and

the presentation server enforces data permissions permitting modification of the content by the participating party only if the data permissions allow modification.

72. The system of claim 70 wherein the allocatable resources enable the transaction party to set access privileges for other participating parties to access information.

73. The system of claim 70 wherein the allocatable resources enable the real estate professional party to allow ordering of transaction party services.

74. The system of claim 73 wherein the transaction party services include one or more of real estate agency services, real estate appraisal services, credit reporting services, escrow services, title services, and insurance services.

75. The system of claim 74 wherein the allocatable resources include a file status module that allows one or more participating parties to determine the status of a real estate transaction.

76. The system of claim 70 wherein the allocatable resources enable a transaction party to build a website for marketing to consumers.

77. The system of claim 70 wherein the allocatable resources include a form submission module enabling other participating parties to access, complete and submit online forms that become available to one or more other participating parties.

78. The system of claim 70 wherein the second transaction party is a lender or loan broker and the information is related to a loan application.

79. The system of claim 78 wherein the allocatable resources include an automated underwriting module for automated underwriting of a loan for a real estate transaction.

80. The system of claim 78 wherein the allocatable resources includes one or more preconfigured graphical user interfaces for a participating party to post content related to a real estate transaction, the posted content becoming available to one or more other participating parties.

81. The system of claim 78 wherein the allocatable resources enable the transaction party to set access privileges for other participating parties to access information.

82. The system of claim 78 wherein the allocatable resources enable the real estate professional party to allow ordering of transaction party services.

83. The system of claim 82 wherein the transaction party services include one or more of real estate agency services, real estate appraisal services, credit reporting services, escrow services, title services, and insurance services.

84. The system of claim 80 wherein the allocatable resources include a file status module that allows one or more participating parties to determine the status of a real estate transaction, the status relating to a loan.

The system of claim 70 wherein the allocatable resources includes one or more preconfigured graphical user interfaces for a participating party to post content related to a real estate transaction, the posted content becoming available to one or more other participating parties formatted to enable single entry of the content.

105. The system of claim 104 wherein the posted content is a text-based format.

106. The system of claim 104 wherein the posted content is adapted to import into third party loan origination software or loan processing systems.

107. The system of claim 104 wherein the one or more preconfigured graphical user interfaces for a participating party to post content further allows a participating party to post digitally formatted content exported from third party loan origination software.

108. The system of claim 70 wherein information about a real estate transaction comprises one or more predefined incentives for participation in a mortgage pool and one or more qualifying loan criteria for the mortgage pool.

109. The system of claim 86 wherein the form submission module enables a participating party to request a form be submitted by a different participating party.

110. The system of claim 109 wherein the requested form is selected from the group consisting of credit report, appraisal, title report, title insurance, escrow instructions, and conditional loan approval.

111. The system of claim 109 wherein the form submission module accepts payment for the requested form.

112. The system of claim 109 wherein the form submission module allows the participating party requesting the form to supply a due date and the form submission module further comprises messaging to communicate with the participating party supplying the form when the requested form is over due.

113. The system of claim 112 wherein the messaging is selected from the group consisting of email, page, and voicemail.

119. The system of claim 71 wherein the preconfigured graphical user interfaces for the participating party to post content determines a type of participating party and the graphical interface is tailored for the type of participating party.

120. The system of claim 119 wherein the type of participating party is selected from the group consisting of borrower, broker, lender, investor, and transaction party, taxing authority, and interchange party.

121. The system of claim 71 wherein the content related to a real estate transaction relates to a task assigned to a participating party.

122. The system of claim 121 further comprising allocatable resources to notify the participating party of their assigned tasks.

123. The system of claim 121 further comprising allocatable resources comprising a graphical user interface enabling a participating party'"'"'s action or inaction on their assigned task to be updated by the participating party or another party.

87. A method implemented over an Interchange Party Computer System (“

IPCS”

) comprising;

providing a computer system configured with a set of instructions for a plurality of different, preconfigured allocatable resources for a real estate purchase or refinance transaction, the allocatable resources comprising;

providing a graphical interface configured for a broker party that are allocated to and subcontrolled by the broker party;

providing a graphical user interface configured for a second participating party;

providing a data capture server for capturing, organizing, and processing data relating to the real estate transaction; and

providing a presentation server for presenting data relating to the real estate transaction; and

whereby the broker party and the second participating party to collaborate with one another so as to organize, process and present information about the real estate transaction.

88. The method of claim 87 wherein

the data capture server displays a preconfigured graphical user interface for a participating party to post content related to a real estate transaction;

the presentation server displays the posted content to one or more other participating parties in a text-based format to avoid multiple entry; and

93. The method of claim 87 wherein the allocatable resources enable a transaction party to build a website for marketing to consumers.

94. The method of claim 87 wherein the allocatable resources include a form submission module enabling other participating parties to access, complete and submit online forms that become available to one or more other participating parties.

providing one or more units of allocatable resources configured for a lender party (including representatives thereof) and enabling the lender party to organize, process and present information about a transaction for collaborative interaction with another participating party.

96. The method of claim 95 wherein the allocatable resources include an automated underwriting module for automated underwriting of a loan for a real estate transaction.

97. The method of claim 95 wherein the allocatable resources includes a one or more preconfigured graphical user interfaces for a participating party to post content related to a real estate transaction, the posted content becoming available to one or more other participating parties.

98. The method of claim 95 wherein the allocatable resources enable the transaction party to set access privileges for other participating parties to access information.

99. The method of claim 95 wherein the allocatable resources enable the real estate professional party to allow ordering of transaction party services.

100. The method of claim 99 wherein the transaction party services include one or more of real estate agency services, real estate appraisal services, credit reporting services, escrow services, title services, and insurance services.

101. The method of claim 95 wherein the allocatable resources include a file status module that allows one or more participating parties to determine the status of a real estate transaction, the status relating to a loan.

102. The method of claim 95 wherein the allocatable resources enable a transaction party to build a website for marketing to consumers.

103. The method of claim 95 wherein the lender party'"'"'s (including representatives thereof) allocatable resources include a form submission module enabling other participating parties to access, complete and submit online forms that become available to one or more other participating parties.

114. The method of claim 87 wherein one or more preconfigured graphical user interfaces are adapted for presentation in a web browser.

115. The method of claim 87 wherein the real estate transaction has a broker and the one or more preconfigured graphical user interfaces are adapted to present a text message or company logo associated with the broker.

116. A method implemented over an interchange Party Computer System (“

IPCS”

) comprising;

receiving a request on the central computer system from a participating party for preconfigured allocated resource for a real estate transaction comprising a graphical user interface;

sending a response from on the central computer system to the participating party computer system comprising a set of instructions for rendering the graphical user interface;

receiving from the participating party a request on the central computer system for customizing the graphical user interface; and

customizing the allocatable resource on the central computer system to reflect the requested change.

117. The method of claim 116 wherein the participating party is a lender party and the preconfigured allocated resource is a lender page.

118. The method of claim 116 further comprising storing the requested change in a database.

124. An Interchange Party Computer System (“

IPCS”

) comprising;

a computer system configured with a set of instructions for a plurality of different, preconfigured allocatable resources for a real estate purchase or refinance transaction, the allocatable resources comprising;

a graphical user interface configured for a broker party allocated to and subcontrolled by the broker party;

a graphical user interface configured for a second participating party allocated to and subcontrolled by the second participating party;

a data capture server for capturing, organizing, and processing data relating to the real estate transaction;

a presentation server for presenting data relating to the real estate transaction;

whereby the broker party and second participating party are able to collaborate with one another so as to organize, process and present information about the real estate transaction;

wherein the instructions include subcontrol instructions allowing the broker party and/or second participating party to configure their respective graphical user interface settings to selectively control what data is shared with another party, the IPCS storing the customized allocated resources of a plurality of broker and/or second participating parties; and

wherein in response to subcontrol operations by one of those participating parties, the IPCS receiving and storing a plurality of customized graphical user interface settings received from one of those participating parties, thereby the system provides for one of those participating parties to selectively control the flow of information to one or more other participating parties.

125. A method implemented over an Interchange Party Computer System (“

IPCS”

) comprising;

providing a computer system configured with a set of instructions for a plurality of different, preconfigured allocatable resources for a real estate purchase or refinance transaction, the allocatable resources comprising;

providing a graphical interface configured for a broker party that are allocated to and subcontrolled by the broker party,

providing a graphical user interface configured for a second participating party;

providing a data capture server for capturing, organizing, and processing data relating to the real estate transaction; and

providing a presentation server for presenting data relating to the real estate transaction; and

whereby the broker party and the second participating party are able to collaborate with one another so as to organize, process and present information about the real estate transaction;

wherein the instructions include subcontrol instructions allowing the broker party and/or second participating party to configure their respective graphical user interface settings to selectively control what data is shared with another party, the IPCS storing the customized allocated resources of a plurality of broker and/or second participating parties; and

wherein in response to subcontrol operations by one of those participating parties, the IPCS receiving and storing a plurality of customized graphical user interface settings received from one of those participating parties, thereby the system provides for one of those participating parties to selectively control the flow of information to one or more other participating parties.
